Rockaway Beach is one of the most livable, affordable, and genuinely charming small beach towns on the entire Oregon Coast. Rockaway Beach is a small coastal city in Tillamook County on the northern Oregon Coast, located about 90 miles from Portland via US-26. It sits on a stretch of Pacific shoreline south of Garibaldi and north of Manzanita. The town is known for its wide, sandy beach, its twin lakes (Lake Lytle and Lake Jetty), and its laid-back, unpretentious vibe.



One of the biggest draws of Rockaway Beach is its affordability compared to other Oregon Coast towns. While Cannon Beach and Manzanita command some of the highest prices on the coast, Rockaway Beach offers a realistic path to homeownership for many buyers. You can find everything from modest starter homes and beach cottages to larger family homes and investment properties, often at prices well below the state median.


Day-to-day living costs in Rockaway Beach are generally lower than in Portland or other major Oregon cities. There are local grocery stores, restaurants, and services in town. For larger shopping needs, Tillamook (about 20 minutes south) has a Walmart, Grocery Outlet, and other amenities.



Rockaway Beach offers more outdoor activities and local charm than many people expect from a town of its size. The 7 miles of wide, flat beach is perfect for beachcombing, kite flying, sandcastles, and watching spectacular sunsets. The two freshwater lakes — Lake Lytle and Lake Jetty — are popular for fishing, kayaking, and paddleboarding.


The town has a small but friendly downtown strip with restaurants, coffee shops, ice cream, and local shops. The Twin Rocks area just north of town has dramatic rock formations that are popular for photography and exploring. Nearby state parks and trails offer hiking, camping, and wildlife viewing year-round.



Yes, absolutely. Rockaway Beach is a fantastic option for retirees, and it's actually one of the more popular retirement destinations on the Oregon Coast. Here's why:


Affordable housing: Retirees can stretch their budget further here than in most other coastal towns. You can find comfortable single-story homes and condos at very reasonable prices.


Quiet, slow pace of life: Outside of summer weekends, Rockaway Beach is genuinely peaceful. Perfect if you're looking to slow down and enjoy nature.


Accessible healthcare: Tillamook Regional Medical Center is just 20 minutes away, and Portland's major medical facilities are under 2 hours away.


Strong sense of community: Rockaway Beach has a friendly, tight-knit community with year-round events, local restaurants, and a welcoming culture.



Being honest with buyers is important to me, so here are a few things to be aware of if you're considering Rockaway Beach:


Limited employment: Rockaway Beach is a small town with limited local job opportunities. Most working residents either commute to Tillamook or work remotely.


Rainy winters: The Oregon Coast gets significant rainfall from October through April. You need to embrace grey, foggy weather — though many residents love the drama of winter storms.


Summer crowds: The beach gets busy in July and August. Traffic on Hwy 101 can be slow on summer weekends, and parking near the beach fills up fast.


Flood and tsunami risk: Parts of Rockaway Beach are in flood zones or tsunami inundation areas. This is a reality for most Oregon Coast communities, and it affects insurance costs and emergency planning.
