What this means
The recent sale evidence suggests a wide pricing gap between premium oceanfront resorts and smaller or more functional coastal properties. High-end beachfront assets in places like Cannon Beach can command a large premium because of location, scarcity, and leisure demand. By contrast, smaller or more fragmented assets tend to trade closer to the regional average.
Practical takeaway
For an Oregon Coast hotel valuation, the best comps usually depend on the submarket: Cannon Beach and Pacific City can price very differently from Lincoln City, Newport, Seaside, or Astoria. Comparisons should be adjusted downward if you are looking at a non-resort, inland, or older limited-service property.
One of if not the biggest hotel sale in the last decade with the clearest reported transaction being the Surfsand Resort & Spa in Cannon Beach, which sold for $58 million, or about $598,000 per key, in 2022. That deal was described as the highest-price sale in Cannon Beach in at least five years and well above the surrounding market average.
